Availability check: Please check that your dates are available by contacting us by phone, email, messaging or by using our availability calendar and then complete the enquiry form or email us at email@example.com with your required dates. We can then provisionally reserve your vacation/holiday dates. We require a completed booking form. If you wish to book our Villa please supply your email address and I shall forward you a Booking Form
Booking Confirmation: Once we have agreed your dates, they will be held for 5 days in order to pay your non-refundable booking deposit of $200 (usually by SQUARE invoice) to secure your booking.
Rental fee: (and any optional extras). This needs to be received 8 weeks before start of your rental. This can be paid by Credit Card; however, a 2.9% handling charge will be added to the total cost (this is actually less than the amount charged to us by the credit card company).
Cancellation: Cancellation by the renter will result in forfeit as follows: More than 8 weeks prior to rental start date the non-refundable booking deposit will be forfeited. Less than 8 weeks prior to rental start date the total rental price will be forfeited. Should we unavoidably have to cancel your booking you will receive a full refund of all monies paid. Please ensure that you have adequate vacation/holiday insurance.
Security Bond deposit: A returnable security bond deposit ($150) may be taken. This is to be paid prior to your arrival. This will be held as security against inventory damage/loss, excessive cleaning costs etc. The villa is inspected before and after occupancy. The appropriate security deposit will be refunded within 10 days of end of rental period, providing that our managing agent has not reported any adverse issues to us.
Access to villa: Following receipt of the full rental payment and security deposit we will email you the check-in details, including Lake Berkley Resort security access and the telephone number of our local management company (in case of any problems) together with the key code that will gain access to villa.
Guests Responsibility: The guest is responsible for the property and is expected to take all reasonable care of it. All equipment and utensils must be left clean and tidy at end of rental period. Any maintenance or repair of the premises, equipment, or amenities due to misuse will be charged. All rooms in the villa are No Smoking areas. pets cannot be taken to the villa nor within the pool area.
Liability: The use of the villa and amenities is entirely at guests’ risk. No responsibility or liability can be accepted by the owners or their agents for injury, loss or damage to any of the guests or their belongings, however caused. Baggage, car, car contents and personal belongings are at the guest’s risk at all times and no liability can be accepted by the owners.
Pool Rules: Children must be supervised at all times by responsible adult. The patio door alarm must not be disconnected.
Pool heating: (optional): The cost of pool heating is $20 per night. The heating maintains the pool temperature within safe limits.
Rubbish/Trash collection: Please ensure all your trash is put in the outside trash bins on a frequent basis. Please do not wait until the end of your vacation to put all boxes etc into the trash bins. Note any excess rubbish/trash will be removed by management company and a charge of $10 will be deducted from security deposit.
Arrival and departure: The rental period commences at 4.00 pm on first day of booking, and the property must be vacated by 10.00 am on day of departure when the rental ends.
